IMPROVEMENT DESCRIPTION

The CA warehouse design meets modern design standards. The building and the refrigeration and CA equipment was designed for future expansion. It has the capacity to triple the existing 11,600 bin capacity. Ken Adams at Doubl-Kold Refrigeration designed the refrigeration and CA equipment and is available to discuss the technical refrigeration and CA details. His contact information is listed in SECTION 4: under the sub-section Refrigeration and CA Information.

LAND AREA

Approximately 5.2 acres per survey map. Survey map located in SECTION 4.

CLOSING TERMS

Cash at closing on or before 30 days, no later than September 18, 2009. The details are included in SECTION 6: Earnest Money Agreement, and in SECTION 8: Online Auction Terms and Conditions.

BIDDER DEPOSIT & EARNEST MONEY REQUIREMENTS

A $25,000 personal check is required to obtain online bidding access.

The balance of funds equal to 10% of the purchase price will be due within 48 hours from the close of the online auction in the form of a certified check made payable to Benton-Franklin Title Company. Details are located in SECTION 8: Online Auction Terms and Conditions.

PROPERTY INSPECTION

Personal inspection of property is encouraged at viewer’s discretion prior to the auction. Call John Bruce Byers (509-443-9400) or Merle Booker (509-297-9294) to arrange for a personal showing.

BROKER PARTICIPATION

No outside broker participation on an online auction.

SALE TERMS AND CONDITIONS

• A 10% buyer’s premium will be added to the high bid to determine the selling price.

• A $25,000 bidder deposit will be required to pre-qualify for online bidder access. This pre-approved personal or company check, made payable to Benton-Franklin Title Company, must be delivered to Western Real Estate Auctions, 31 Eltopia West Road, Eltopia, WA to secure bidder participation.

• The earnest money deposit, equal to 10% of the purchase price, will be required within 48 hours of the close of the online auction in the form of a cashier’s check made payable to Benton-Franklin Title Company. The $25,000 bidder deposit check will be applied to that percentage.

• Cash at closing on or before 30 days, no later than September 18, 2009.

• Subject to seller confirmation and acceptance of bid
